Average transaction prices of new flats (see note for definition) in the Czech Republic reached 137 thousand CZK in the third quarter of 2025. CZK 167 thousand per sqm and in Prague 167 thousand per sqm. The range of minima and maxima of these average prices in other regions reached 61 to 128 thousand CZK per sqm (i.e. 122% of the average transaction price in the Czech Republic). CZK/m2 (i.e. between 45 and 94% of the average transaction price in the Czech Republic), which are the prices traded for the Ústí nad Labem Region and the South Moravian Region.

The category "new and replacement flats" includes, according to Flat Zone's methodology, first sales of new flats (developer-client relationship; at the time of sale according to the price list) and resales of new flats (so-called replacement flats in the client-client relationship; at the time of registration in the Land Registry) built since 1995. Flats built before 1995 are classified as 'older flats'.
