Transaction average prices of new flats in the Czech Republic reached 129 thousand CZK in the last three months of March 2025. CZK per sqm, while in March alone in Prague 158 thousand CZK per sqm. The range of minima and maxima of these average prices in other regions reached 65 to 122 thousand CZK per sqm (i.e. 122% of the average transaction price in the Czech Republic). CZK/m2 (i.e. between 50 and 95% of the average transaction price in the Czech Republic), which are the figures for the Ústí nad Labem Region and the South Moravian Region.

The category "new and replacement flats" according to the Flat Zone methodology includes first sales of new flats (developer-client relationship; at the time of sale according to the price list) and resales of new flats (client-client relationship; at the time of registration in the Land Registry) built since 1995. Flats built before 1995 fall into the category of 'older flats'.
