Average transaction prices of new flats (see note for definition) in the Czech Republic reached 137 thousand CZK in the fourth quarter of 2025. CZK per sqm and in Prague CZK 171 thousand. The range of minima and maxima of these average prices in other regions reached 70 to 128 thousand CZK/m2 (i.e. 124% of the average transaction price in the Czech Republic). CZK/m2 (i.e. between 51 and 94% of the average transaction price in the Czech Republic), which are the prices traded for the Karlovy Vary Region and the South Moravian Region.

Average transaction price in a given quarter. Data for regions include both regional cities and the rest of the region. The category of "new and replacement flats" includes, according to Flat Zone's methodology, first sales of new flats (in the developer-client relationship; at the time of sale according to the price list) and resales of new flats (so-called replacement flats in the client-client relationship; at the time of registration in the land register) built since 1995. Flats built before 1995 are classified as 'older flats'.
